TEN STEPS TO BUYING A HOME WITH

HAMILTON VILLAGE REAL ESTATE, LLC

 

  1. Find out how much mortgage you can afford:
    1. Make an appointment with your bank or credit bureau and ask for a pre-qualification letter. 
    2. Review your budget and decide how much you feel comfortable paying for a monthly housing payment.
  2. Identify your housing needs:
    1. Do you want to buy an existing home or build?
    2. Identify the area you will live in.
    3. Decide your minimum size requirements for land and for the house.
    4. Do you have any special requirements?
  3. Create your wish list:
    1. What would your ideal house be like?
    2. Where would your ideal house be located?
    3. What special features would you like? (Ex. Fireplace, Jacuzzi, stream)
  4. Choose a real estate broker:
    1. See the “Buying with Us” brochure to know that you have selected the right broker at Hamilton Village Real Estate.
  5. Decide what type of relationship you will have with us:
    1. Please read the attached “New York State Disclosure Form” regarding Agency Relationships.
    2. As a Seller’s Agent, we can not advise you what price you should offer or interpret any of the data we provide to you.
    3. As a Buyer’s Agent, we can represent your interests.
    4. For any listings where we are already representing the seller, we can designate an agent within our agency to represent you as a form of Dual Agency with Designated Sales Associates. 
  6. Ask us to provide a list of all properties that are in your price range and fit your desired criteria, then narrow this list to a reasonable number of homes to view.
  7. After viewing these homes and selecting your top choice, we will help you complete a purchase offer.
  8. Either before you sign a purchase offer or within the time frame allowed for attorney’s approval after the purchase offer has been accepted, it is recommended that you seek the advice of an attorney.
  9. After the offer has been accepted, we will help set up appointments for financing, appraisal, inspections, and help prepare for the closing, as needed.
  10. We can provide you with names of individuals and businesses that provide support services for real estate transactions. (Ex. Lenders, attorneys, surveyors, inspectors, insurance, etc.)
